Selling a home is one of the biggest financial decisions most of us ever make. And yet the average person only does it once or twice in a lifetime, so it's completely normal to feel unsure about how it all works. After years of helping sellers in the greater Kouga area, these are the things I find myself explaining most often, and the things I wish every seller knew before we even start.
This one comes up in almost every first conversation. The value on your rates bill is a municipal figure, often years out of date, and in most cases well below what your home would actually sell for. Some sellers see that number and panic; others assume the market value must be a fixed percentage above it. Neither is true. Try not to anchor your expectations to it at all.
Two homes on the same street can sell for hundreds of thousands of rands apart. Condition, renovations, the layout, the view, even which way the stoep faces, all of it plays a role. Suburb averages are a useful starting point for a conversation, but your home is its own case and deserves to be valued as one.
If I could only get one point across, it would be this one, because it's the part sellers underestimate most. A clean, decluttered, well-presented home doesn't just sell faster. It very often sells for meaningfully more. Buyers are not really buying walls and a roof. They're standing in your lounge imagining their own life there, and your job as a seller is simply to make room for that picture. Sometimes a weekend of decluttering and a coat of paint is the best-paying work you'll ever do.
A listing gets the most attention it will ever get in its first two weeks on the market. That's exactly why pricing it right from day one matters so much. An overpriced home that sits for months and then drops its price usually ends up selling for less than one that was priced correctly from the start. Buyers notice a stale listing, and they wonder what's wrong with it.
Compliance certificates for electrical, plumbing and gas, your title deed, FICA documents... none of it is difficult, but all of it takes time. I've seen sales stall at the worst possible moment over a certificate that could have been sorted weeks earlier. Get the admin lined up early and the whole process runs smoother for everyone.
You are entitled to see the comparable sales your asking price is based on. You're entitled to understand the marketing plan, and every single cost involved in the transaction. A good agent welcomes those questions, because an informed seller is a confident seller. If your agent gets vague or defensive when you ask, well, that tells you something too.
People spend a lot of energy trying to time the market perfectly. In my experience, the best time to sell is usually when it's right for your life: a growing family, a downsize, a new job, a fresh chapter. A healthy market like ours gives you room to act when you're ready, instead of waiting for a perfect moment that rarely announces itself.
